houses in multiple occupation (HMO)
A house in multiple occupation (HMO) is a property rented by at least three people from more than one household who share facilities such as a kitchen or bathroom. HMOs are regulated more strictly than standard rentals, with extra rules on fire safety, minimum room sizes and living conditions to protect both residents and the property.
Converting a family house into a small HMO for three to six people can often be done under permitted development, without a full planning application. Larger HMOs for more than six people always need planning permission.
local rules and restrictions
Many councils remove permitted development rights for HMOs through an Article 4 Direction, especially where housing is in short supply or HMOs are already concentrated. Every HMO must also meet strict safety standards, including fire regulations and any licensing requirements.
Talk to our team about the property you're looking to convert. We'll tell you what's likely to be achievable, plan the right planning strategy, including for HMOs with more than six occupants, and prepare your drawings and application.
