what is planning permission?

Planning permission is formal consent from your local authority for certain types of building work. An application can be approved, approved subject to conditions, or refused.

Decisions are made by the planning department of the local authority where your property sits. They are guided by the council's local plan, which in turn follows national planning policy.

At Edith Garland Architecture, we have a strong knowledge of both local and national planning policy. At your free consultation, we'll use it to tell you whether your project is likely to be achievable, and how to give it the best chance of approval.

Common projects that need planning permission:

  • New builds

  • Extensions and loft conversions beyond permitted development limits

  • Most work to flats and maisonettes

  • Work in a conservation area

  • Some changes of use

why is it needed?

Planning rules exist to prevent inappropriate or unlawful development. If your project needs planning permission, always secure it before work starts.

If work begins without consent, the council can issue an enforcement notice requiring a retrospective planning application. In the worst case, the application is refused and the work must be removed at your own expense.

We prepare the drawings, submit your planning application and manage it through to a decision. We can help whether you're at the very start of your project or have been served with an enforcement notice. We work across Leigh-on-Sea, Southend and Essex, and nationwide, from Greater London to Newcastle.
